Improvements to an existing three-story office once occupied by Xerox; located just south of LAX on two parcels of land within a 12.5 acre site. Constructed in the late 1960’s, the 318,182 square foot building was completely gutted; requiring asbestos removal and major core enhancements to make it market ready. The interior footprint was reduced by removing a portion of each level to create an enlarged atrium with a grand staircase and stadium seating on the first two floors for small groups to gather and conduct presentations. Numerous skylights and balconies were installed to filter in natural light and minimize the need for artificial lighting. The ground floor features a café and fitness center equipped with locker rooms and showers. Several outdoor collaborative areas amidst a garden setting with fire pits wrap the exterior of the building. There is an on-site dog park for tenants who wish to bring their four-legged friends to work. Structural upgrades were necessary as stairwells are relocated and a new vertical transportation system is added. MEPs are design-build and an all-new HVAC system was installed.
