Ground‑up Shell and Interior TI for a Japan‑based Grocery and Retail Brand
This project delivered a new 40,635 square foot precast concrete building and full site development on a nearly two‑acre parcel within the Bay Street Emeryville shopping center, followed by complete tenant improvements for a Japan‑based grocery and retail operator. The anchor tenant space connects directly to 112 rooftop parking stalls, and the interior build‑out introduces specialty food and lifestyle areas along with an upscale Japanese restaurant. Work included all‑new partitions and finishes, HVAC, electrical distribution and lighting, plumbing for water and sanitary systems, refrigeration, low‑voltage systems, concrete slab enhancements, and exterior signage. The result is the first Tokyo Central in the East Bay and one of the largest locations in Northern California.
