Reconfiguration of a 10,000 square foot building to incorporate an office, retail space, restrooms, gas production, kitchen, warehouse and lab. Scope included interior demo, along with new structural and seismic modifications to restore the building to code. The building’s exterior received new doors, storefront and paint, while the entire northern wall (partially located on the property line) was upgraded to a three-hour assembly with a 36” parapet, with additional layers of drywall and structural steel to the roof structure. A second building was completely demolished and re-graded for AC pavement with bio-swales, exterior lighting, barbed wire fence and two entrance gates. The existing power system was upgraded to include a new PGE transformer, 600A switchgear, 45kVa step-down transformer, panels and sub-panels.
